Well, the top floor and ground floor have windows, but those can always be covered for you Prof.
I'd sell my house and get a downtown apartment.
If the building doesn't sell, that is the long range plan for the third floor...2-2,500+ square foot apartments. And don't worry, the elevator will haul you and Prof's drunk azzes up safely so you don't fall down the stairs!
