Thanks. I noted this from that site:
...this tax becomes payable only when minerals are producing (as opposed to non producing), and are billed and collected once per year.
Seems reasonable...not at all what I thought my aunt explained...perhaps I'd better talk to her about it soon before that info is lost forever...she's nearing 90.

Let me start by saying this has been a good discussion/thread.  Heck, I can even say that I understand m.m's position on fracking.

Good info for those affected to persue further.

I just wish more threads could contain more info/science than emotion.

People do need to do their research.

The oil companies sent out boilerplate 12% royalty leases to everyone in my neighborhood - Adrian. But they signed a roughly 17% lease with the Adrian Public Schools.

I did a FOIA request to get the APS contract and used it to negotiate. I also paid $50 to have a lawyer look it over.

One challenge we had was that landmen do most of the small-scale negotiations. We signed an agreement at 17%, but Savoy Energy rejected. So it was hard to negotiate with someone who didn't really have final say.

We ended up signing for 15% and we are happy with that if they decide to drill.

An oil and gas lessor's rights come in three general parts. First, the company is to have the exclusive right to search for oil and gas underlying the leased premises. Next, the company has the right to enter the property-owner's lands to conduct drilling operations for the purpose of producing oil and gas from the leased premises. Lastly, as mentioned, the lessee has the right to transport the oil and gas by pipeline across the subject property. In contrast, the landowner typically has the fundamental right to use and enjoy his or her property. These competing interests make proper due-diligence and documentation necessary for identifying, sorting out and protecting the various interests.

The oil-and-gas company may also purchase the mortgage, foreclose and then become the owner of the land. In most consumer cases, the amount of the mortgage may make these options economically feasible.

Persistent investigative reporters at Reuters traced a chain of shell (fake) companies in Michigan — companies which are now rejecting  97% of the gas drilling leases they signed with hundreds of farmers, many elderly — back to Chesapeake Energy corporation and its CEO, billionaire Aubrey McClendon.
 
The shell companies, designed specifically to hide the identity of Chesapeake Energy, are now going back on promises they made, sometimes using “bogus” reasons. For example, a 93-year-old widow who signed a lease with a shell company a month after her husband died is now being told that because her husband did not sign the lease, the lease is void.
 
Chesapeake Energy drills, and pollutes, heavily in Pennsylvania but the mega-corporation is based in Oklahoma. Reuters reports, “Its holdings include about 15 million acres in at least 23 states – a drilling area nearly the size of Ireland. Since 2008, Chesapeake has raised $13 billion by selling off a portion of those leases to energy firms as far away as China and Australia.”

We drove down Yargerville (and on to Ida Center)...

they have their wires running along the side of the road and were working on their sensors and some monitor looking devices in red bags...   these were stretched from Gieger to between Suder and Dunlap...  The "dog coop" truck was set up in the parking lot of the Church at Strasburg which would have been close to the middle of the run it looks like...   

What we didn't see were the vibrator trucks.  Several guys stringing the wires and the sensors but nothing to make the ground vibrate...

As I was driving along the road I kind of thought it's so rough you'd think just the cars driving along it would set off enough vibrations :o :o :o ;) ;) ;)

There are two different kinds of testing.  One is very localized and based on the trucks you mention.  Then there are those large-scale small earthquake kinds of tests that really do make a sound.  Those are what the wires are all about.  We had them both here.  No damage, though.

I'm not so sure. I've commented on the numbering variance before and I neglected to take that into account when I mentioned my post #38.

I just noticed that when I'm signed in, the very first post in a thread isn't numbered. It's the first "reply" that starts out with the number 1.

But when I'm not signed in, the very first post that initiates the topic starts out as number 1.

So while family man reported something to the admin....I have no idea what the problem was...or who his problem was with.

That's a huge flaw in the MT report to moderator system.

It allows people to anonymously attack behind the scenes, often without cause, and without being challenged.

The system should be transparent.

One should have the right to face their accuser.

I suspect the community would soon find many complaints lack merit.

Sadly there are still people waging their personal vendettas against their perceived enemies.

Removing the cloak on anonymous reporting would minimize spurious claims...and perhaps reduce babysitting workload for the administration.

It was almost 6pm yesterday when we drove that way...   they were definitely still laying cables.  The door to the dog coop was wide open and bright lights on inside.  I'm thinking they were preparing to run a test yet last night or perhaps first thing this morning.  Interesting that they have to cover the cables where they cross driveways. 

Again, what we didn't see were the big trucks that make the vibrations.  Maybe one day is "prep day" and the next day is "test day".  I'll try to go that way again today and see if I see anything going on.
